Each of these properties has been lived in, has gone through a foreclosure, and is currently vacant. So you can expect to have the typical amount of repairs associated with these conditions. It's really up to you to determine the level of repair work needed. The decision to make repairs or not is naturally a function of your particular exit strategy. These are great little properties at great prices. With the amount of equity that comes with these properties it's hard to see how you couldn't come out with a successful return on your investment whatever the level of repair work needed. You will not receive any homes that are condemned, burned out, have mold, used as a meth manufacturing facility, or have major cracked foundations. Homes with minor repairs such as paint and carpet, missing appliances such as water heaters, stoves, air-conditioners etc... are likely to be encountered as these are strictly foreclosed homes.
