The properties can be located in any of the continental 48 states.  However, most of the properties are located in the midwestern states, for example Illinois, Wisconsin, Ohio, Indiana, Nebraska, Missouri, North & South Dakota, Tennessee.  We do not offer Michigan.

The reason these properties are so well priced is because this streamlines the process for our Selling Partner.  The easier we make it on them the lower the purchase price we're able to pass along to you. 

Under the terms of our agreement with our Selling Partner you will not have the ability to preview the properties prior to placing the order.  After committing to a purchase we will provide a BPO with pictures for your review.  Nevertheless, you will never be able to designate the location.  You agree upfront that in exchange for the extremely deep discount you are receiving you will take possession of the property wherever it is located. 

Our Selling Partner will GUARANTEE that each property will be valued at no more than 50% ARV as defined by Cyberhomes and Zillow and that the property will not be a lemon.
